When you are selling a home, your goal is to sell it for as much as possible. With the right pricing in the right market, you may be able to make a profit from your home. Can you do it by yourself? Maybe. Even savvy consumers who are knowledgeable about real estate sometimes need the help of a real estate agent to increase the amount of profit they make from the sale of their home.
A real estate agent has the ability to determine the true value of your home using the resources at their disposal. One such resource is the Multiple Listing Service which is a comprehensive list of houses that have recently sold in your area. By looking at houses, similar to yours, that have recently sold, the real estate agent is able to tell you the true value of your home.
Often when people sale their homes for sale by owner, they rely on their own calculations to set what they think is the value of their home. Usually this calculation is based on an assumption that the home has appreciated a certain percentage. This kind of assumption isn’t reliable as there is no rule as to how much a home will appreciate over a period of time and if it has appreciated at all. For this reason, it is to your advantage to use a real estate agent to help you determine the price at which to sell your home.
Real estate agents have experience to know what enhancements you can make to your home to increase the asking price by even just a few thousand dollars. If you choose a real estate agent that has a little bit of knowledge about appraisal, he or she will be able to take a simple look at your house and tell you what you can do to increase your selling price. Sometimes just a little bit of work can do wonders for the value of your home.
Their experience also brings along with it the negotiating skills that are sometimes necessary to show prospective buyers the value in a home. Many people think they have the skills necessary to negotiate the price of their home, but fail to do so successfully when they have to sell the home. Since a real estate agent has tried and true experience in negotiating, it is to your advantage to allow him to do it for you.
Through the commission the real estate agent will receive for selling your home, he has a vested interest in selling your home for the highest price possible. This is perhaps one of the best reasons of all to use a real estate agent to help you make the highest profit possible for your home. Since the real estate agent’s paycheck depends the amount for which he can sell your home, it goes without saying that the agent is going to work to get the best price possible.
For sale by owner is always a choice for selling your home. Keep in mind that if you choose the right real estate agent, you could end up making far more than you would had you sold your home on your own.
